We would like to share this unique and cosy place in Jervis Bay. Fully self contained and self catering (no sharing)-excluding housekeeping service.


Please be respectful to the property and the belongings of the owner, be considerate to the next door neighbours and neighbourhood, keep the place in a clean & tidy state & please don’t invite unauthorised extra guests and strictly no pets.

Most guests are awesome and will be respectful of the property & house rules but just in case someone is not sure what is expected as our “house guest” please read the House Rules and terms of your stay.

CHECK-IN KEY CODE: Key-code and instructions to the key lockbox will be sent on your check-in date by check-in time once we have received your full check-in information, photo ID & damage deposit.


BED LINEN & TOWELS: Are hired from a commercial linen company. Sheets and towels are commercially clean, washed and folded. Bed are not made up to indicate unused. When making the beds please use both white sheets and white pillow case. COVIDSAFE ON DEPARTURE place all WHITE linen only & white towels in a white pillowcase ready for pick up.


When booking for 2 guests you have access to one bedroom only and 1 x Linen set & 2 x towels. The other bedroom may be locked depending upon the number of guests booked. If you request extra linen, towels and/or beds please let us know ASAP so this can be organised (small fee may apply)


CLEANING: *Self clean and save. Return the unit clean &  tidy state. All cleaning products and equipment are provided. Or hire  departure housekeeping cleaning service from $65 -$85ph


*Self Clean: Please ensure you have done the following before departure

* All washing up and put away.

* Benches, fridge, microwave, oven stove top etc are all wiped & cleaned (what you use you clean)

  * Bathroom, shower, vanity and toilet in & out to be wiped & cleaned

  * Kitchen, lounge room, bedroom & bathroom floors swept/vacuumed mopped

  * All food & Rubbish removed

  * All “white” hire linen to be places in a pillow case ready for pick up 


Or Hire a housekeeping cleaning service from $65-$85ph


To be fair on the next guest if self cleaning is not qualified a emergency cleaning fee will apply based on $85 per hour. After your departure the villa will be inspected, routine maintenance fully sanitized and prepared for the next guest.


All guests are required to put (all) garbage & food in the bin on departure regardless of which cleaning option . All recycled rubbish goes into the YELLOW BIN

Household rubbish goes in to the RED BIN


COVIDSAFE. For the safety of our family and staff we are asking all guests to do the following:

1. Place the hired linen WHITE SHEETS & WHITE TOWELS only into a white pillow case for easy collection (not Quilt covers we will organise them)

2. Follow the simple cleaning guidelines placed on the table

4. After cleaning spay sanitiser on all surfaces, bathroom toilet and leave the windows open 

If everyone does their bit we can all help stop spread of Covid-19 virus, keep safe and enjoy what Jervis Bay has to offer.

DAMAGE DEPOSIT All credit card transactions fee 2.5% Unfortunately due to the banks administration process (not ours) Refund should be reimbursed within 3-14 days working days (subject to the agreed terms and conditions & inspection of the property).  Please let us know if you have any questions.

All bookings constitutes the client’s acceptance all house rules & accepts the terms and conditions of their stay. The rate charged is for private short-term holiday rental only. Not serviced nor a hotel. If there is no Government photo ID, no damage deposit or no return receipt of this email it will be considered a "no show" there will be no access provided & non refundable. Strictly no babies, infants, children under 14years or extra guests or full lost of all monies & damage deposit. No show non refundable cancellation. Cancellation if caused by the client money paid is not refundable. If you don’t supply nor have the funds for the damage deposit there is strictly no access to the property and non refundable.


Departure - Check-out time is strictly by 10.00 am. Fees will apply and/or extra night


Damage deposit is payable via credit card provided. It is designed to cover any additional costs incurred. Full loss of damage deposit including but not limited to cleaning fee, any breakage, damage, Soiled fabric/ linen, extra cleaning requirements, deodorizing, sanitization, loud noises, any extra visitors or guests beyond those declared late check out after 10am, misconduct, rude or anti social behavior - all at manager's discretion with or without notice. Please keep the property in a clean hygienic state this includes all washing up, cleaning benches & floor clean free of food crumbs, sticky residue, spills, dirt, sand and check the toilet in and out etc. Due to the coronavirus if the property is left in a unhygienic unclean and unsatisfactory state putting our future guests, staff and family at risk, the property will be closed for a minimum 24 hours fees/cost will apply. 


No parties -Police will be called. Late check out not authorize will result in $85 hourly fee and extra night stay after 12pm Extra guests/visitors not registered nor stated on the booking confirmation will result in termination and/or extra fees & loss of all monies.


Any machine breakdown we will make the best effort to replace or repair but not liable to within any time frame, there is no guarantee that it will be fixed or replaced within your stay and no refund/ compensation applies. The rate reflex the age and condition of the property.


Management will make every effort to ensure this property is available as booked. However the management reserves the right to make alterations to bookings due to unforeseen circumstances. Guests stay at their own risk. The owner bears no responsibility nor will be held liable for any damages personal or properties of the guests .


Guest Code of conduct- Due to new regulations we have adopted a strict policy of Code of conduct for all guests/visitors and noise restrictions on the property. Any disturbance, extra visitors/ guests displaying misconduct, rude or anti social behaviour on the property will result in eviction and local police called.


Noise curfew: From is 10 pm till 8 am.

Noise restrictions : Please be a considerate guests and keep your noise level down (including mobile phones, TV & all electrical devices). No loud noise after 10 pm and before 8 am on the veranda. Strictly No parties or this will result instant termination, police called and loss of all bond and all monies paid. Disturbance our other guests, neighbours , including excessive noise, excess guests is prohibited and will result instant termination and loss of all bond and all monies. If you feel the other neighbours behaving antisocial, inappropriate or noisy you can call the local police. Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay. No schoolies, bucks/hens night nor under 18 years old without parental supervision.


Indemnity: The host, agent and owner(s) of this property do not condone: unsafe, irresponsible or illegal actions/behaviour etc, on or off the premises, during a stay or at any other time. The host, agent and owner(s) take no responsibility for any actions, incidents, loss, damage or injury sustained while within or outside the premises and/or grounds, during a stay or at any other time. A condition of entry, staying, use of facilities etc, at the premises is: “All guests indemnify the agent and owner(s) against any responsibility or action (legal or other), due to any actions, incidents, loss or injury during a stay at the premises or at any other time”. Therefore entering and/or staying at this property means: all guests understand and agree to indemnify the agent and owner(s) against any action(s), incident(s), loss or injury(s) sustained while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc) during a stay or at any other time. “Guests actions, conduct and safety are the responsibility of the guests”. The price charged is for domestic use only & does not allow for extra visitors/ guests, departure cleaning, extra wear and association to all terms of cleaning, garbage removal, extra wear and repairs. Parties and Functions are strictly prohibited. Use contrary to this will result in termination, loss of your bond and/or additional payments


Loss - the owners take no responsibility for the tenant’s personal & property.


Pets are not allowed.

*No smoking 

*No loud voices or noises after 10 pm and before 8 am

*No candles, fires or open flame BBQs

*No cooking of strong smelling food inside that may linger and need deodorising fee

*No descaling or gutting of fish


*There are free BBQ’s at all the local beaches just down the road. Greenfield is a favourite.

Variations to these conditions may only be made by prior arrangements with the owner in writing. All guests staying at the Villas receive the same terms and letting conditions this ensures all guests enjoy a peaceful and quiet holiday.

No Single use plastic products we leave basic essentials but you may want to bring your own personal items,  extra toilet paper,  personal shampoo & conditioner, moisturiser, body wash etc “Free” Wi-fi may be weak at peak times.
